Great service by a wonderfully friendly and helpful staff. Marvelous special features, e.g., front door garbage service and inexpensive, fresh drinking water dispenser. Maintenance staff is friendly, effective, and quick. The only negative thing worth writing down is the occasional strong farm manure smell that overwhelms the property during certain seasons of the year.

submitted by Katie A. - |Recommended: YesVery Nice — This complex is very nice and clean. Every once in a while I hear the neighbors walking upstairs but other then that it's been great. I would recommend this place to anyone.

submitted by Renwick S. - |Recommended: YesVery Nice Property, But Property Rules Are Not Consistent — The apartment complex is very nice, and have a lot to offer. My only problem is the rules that are set don't apply to all residents the same. There are several cases, where exceptions are made for some but not all, and is very unfair. I would recommend having an security person who can help enforce some of the rules. There are always an extreme amount of outside guest in the pools that is over the guest limit without permission. Some of the outside guest do not take pride in taking care of the place. Also, it makes it hard for residents to enjoy the property.
response from property -Thank you for your review. Our resort style pools are very busy but they are so large the capacity can hold 500 people. However, I have never seen that many people in our pool areas. We allow 2 guests per apartment, additional guests are welcome with a cabana rental. We have courtesy patrol onsite and I can have them monitor the areas more frequently. Many times they have reported it is a group of residents who have made friends with one another and gather together to hang out and have BBQ's.
submitted by Michael R. - |Recommended: NoNot The Luxury Property We Pay For. Feel Ripped Off — The back gate never works properly. The paint inside is sloppy and running down every rooms walls the ceilings has huge touch up circle in bathroom. Electrical problems still exist with tripping power. Huge manure smell when farming , the TV at pool constantly cuts out. Have yet to find the pool heated as advertised. Bugs spiders are overwhelming. Not allot we love to be honest. We do not plan to renew Lease as we feel feel after the sell only maintenance has given a damp. Thank you Rick for trying to please us. You're awesome.

Never want to move away... only thing I could say is the weeds don't get pulled... all other landscaping is done each week... I had same weeds six months... not our staff... landscaper service miss... Everything else is like living in a luxury resoert... had to give the only weakness so you can know review is truly real... Staff rocks Always immediately response to any needs and super friendly

submitted by Mary D. - |Recommended: YesIt Feels Like Home: — I was hesitant to go to apartment living after owning my own home for over 20 years. Fortunately I was wrong. Our apartment is spacious, homey, comfortable and quiet. The staff is extremely helpful, courteous and professional. The amenities and grounds are beautiful, well-maintained, and there are multiple spots to put your feet up and relax. The location is perfect for freeway access. All our neighbors are friendly and welcoming! I highly recommend LIV Northgate.

Nice events to keep residents occupied 3. Gated community, away from busy roads 4. New property, so new appliances and fixtures 5. Very good maintenance response 6. Trash butler service 7. 5-10 mins drive to almost all shopping and food outlets 8. Very good staff CONS: 1. Flooring is tough to maintain, gets dirty fast 2. Could have had more outdoor sports like basketball, badminton, tennis, or squash 3. New property near a farm, so watch out for bugs/mosquitoes/bio fertilizer odor

The pool(s), cabanas, fire pits, Tv s and the Hub entertainment area is amazing. The gym is state of the art and better than most fitness places in the area. The apartments are all newly built and look like a cover of an Ikea catalog, all stylish and contemporary. The staff is awesome here too! Crystal, Deb, Jamie, Lizzy, Robert, Rick, Mark all great at their jobs. The price can t be beat either. I have a loft w/attached garage and love it. I looked at 12 other properties and this wins hands down. Tell them Movie Night Scott referred you!
submitted by Bre T. - |Recommended: YesLiv Is A Great, Fun And Friendly Environment! — Living here is great. There are many amenities to fit everyone s needs and it is well kept. There are great offers from earning points to a personal trainer. Ive never been in a place where they offer community events and happy hour- its awesome! The staff is great but if you have an emergency/question you might end up waiting for a response or be notified in an untimely matter about an issue on the property. Over all I have enjoyed my experience so far!

submitted by Jacque W. - |Recommended: YesBeautiful Place To Live!! — There is so much this complex offers there s almost no need to go any where else for your normal activities such as the gym, a swimming pool in the summer, they offer free DVD rentals, the Hub community center has every gaming console available for use along with a good variety of games. All my family members love coming to visit!

I enjoy being a part of the wellness program and taking advantage of the group fitness classes. The community events are fun for myself and my children and all of the staff members are so helpful and attentive to making sure our experience is exceptional. Thanks!
